Deal brings Pathline to nearly 50% pre-leased
Global cybersecurity firm Proofpoint to relocate headquarters
Innovative architect, Arquitectonica sets new design standard for a modern, sustainable business campus
SUNNYVALE, Calif. (Nov. 7, 2018) – Irvine Company Office Properties announced today that Proofpoint, a leading cybersecurity and compliance company, has leased 242,000-square-feet at Pathline Park, the 50-acre workplace community currently being built in Sunnyvale, California.
The modern, connected workspace at 625 N. Mary Avenue and 925 W. Maude Avenue will serve as the new corporate headquarters for Proofpoint, which has offices throughout the world including Australia, Canada, France, Germany, Israel, Japan, the Netherlands, the United Kingdom, and four additional locations in the United States. Irvine Company will begin construction of the buildings next spring; Proofpoint is expected to move in late 2020. The company’s headquarters is currently located on Ross Drive in Sunnyvale.

This lease brings the project to nearly 50 percent pre-leased.

Pathline Park’s central Sunnyvale location — near the confluence of Highway 101 and Route 237 with easy access to the Caltrain Sunnyvale Station and VTA light rail — makes it ideal for companies attracted by the city’s reputation as an innovation hub. But what truly sets Pathline Park apart are the extensive amenities set in a 1.3 million square-foot multi-tenant campus. Pathline Park features three distinctive “neighborhoods” connected by the park’s central promenade, The Pathline, which is lined with redwoods. This inviting outdoor amenity will connect buildings, businesses, cafes, fitness amenities and people. A modern art walk, created by minimalist French sculptor Etienne Viard, showcases 9 Corten steel sculptures to dialogue with the pedestrian-friendly, natural environment. “Unique amenities within each of the three distinct campus neighborhoods will create new places for employees and visitors to explore,” Hedrick said.
Pathline will also include two Irvine Company signature amenities: The Commons, a large open-air space with a Wi-Fi-enabled outdoor living-room, perfect for meetings, team-building events or lunch breaks; and KINETIC™, which offers customers a unique, integrated approach to workplace wellness featuring a private state-of-the-art fitness center, group fitness and a bike share program.
Pathline Park’s iconic modern architecture, designed by renowned architecture firm Arquitectonica, features 11 individually distinctive buildings that feature floor-to-ceiling glass and a fluid indoor-outdoor connection. Award-winning landscape architect, James Burnett compliments the built environment with a lush combination of mature existing redwood and cedar trees, signature Mission olives and grassy areas lined with native shrubs to draw people and energy to the outdoors.

The project is the latest significant Irvine Company investment in Silicon Valley.
