IRVINE, Calif. (April 4, 2017) — Six new deals have brought 200 Spectrum Center Drive up to 93% leased just one year after the 21-story building’s opening, Irvine Company officials announced today.
The leasing momentum in Irvine Spectrum—one of California’s premier mixed-use communities—is expected to continue this summer with the opening of a 21-story sister building at 400 Spectrum Center Drive.

The new deals at 200 Spectrum Center leave only the coveted top-floor—with its dramatic high ceilings, floor-to-ceiling glass, and sweeping views of the foothills surrounding Irvine—as the building’s last available space.
Crown Castle, the wireless technology infrastructure company that already occupies two floors at 200 Spectrum Center, has taken a third floor for 22,000 square feet of additional space. The Houston-based company now occupies more than 66,000 square feet at the Irvine Company high-rise.
Also, technology innovator Neudesic, currently located at 100 Spectrum Center Drive, has signed a 200 Spectrum Center lease for 14,000 square feet. In total, Crown Castle, Neudesic and four additional new customers will occupy more than 50,000 square feet and join the building’s largest customers: Mazda North America Operations, workspace innovator WeWork, national law firm Jackson Lewis, global software company Greenwave Systems and gaming leader Curse Inc. In all, the building will be home to about 1,600 employees.
Designed by world-renowned architect Pei Cobb Freed & Partners, the 426,000-square-foot building features sleek, modern architecture with unobstructed 360-degree views. The building offers 10 feet of floor-to-ceiling glass for superior natural lighting and an efficient floor plan for maximum flexibility.
The building was awarded “Designed to Earn the ENERGY STAR” recognition from the Environmental Protection Agency (EPA), and Leadership in Energy & Environmental Design (LEED) Gold Certification. It also is part of Irvine Company’s fleet of hybrid electric buildings, which store energy during evening hours for peak time use, reducing the need for new Southern California Edison power plants.
The vertical campus at 200 Spectrum Drive also offers two Irvine Company signature amenities: The Commons, an open-air gathering place featuring casual workspaces, an outdoor living room and complimentary Wi-Fi; and KINETIC, which blends a state-of-the-art onsite fitness center and wellness services, with close proximity to the St. Joseph Hoag Health Wellness Corner at The Village apartment homes. Showers, lockers and covered bicycle storage enable outdoor fitness as well as easy commuting by bike.
Located in the center of one of California’s most successful live-work-play communities, 200 Spectrum Center is adjacent to a variety of housing choices and Irvine Spectrum Center, which offers 1.2 million square feet of retail, restaurant and entertainment options to seamlessly integrate work and life.
The Irvine Spectrum mixed-use community—near UC Irvine, a world-renowned research university—has emerged as one of the region’s tightest and most tech-focused submarkets. Irvine Company offices there are 97% leased.
