The six new deals at 200 Spectrum Center Drive bring the building up to 93 percent leased, just one year after opening. Tenants include innovators in tech, co-working, gaming, law, finance and automotive.
Irvine Co. has closed six new lease deals for office space in a 426,000-square-foot building part of Irvine Spectrum, a mixed-use community in Irvine, Calif. The new leases total more than 50,000 square feet and bring the building up to 93 percent leased, just one year after opening. The coveted top floor is the only available space left.
Located at 200 Spectrum Center Drive, just off I-5 and I-405, the 21-story building offers 10 feet of floor-to-ceiling glass for superior natural lighting and an efficient floor plan for maximum flexibility. The building designed by Pei Cobb Freed & Partners is LEED Gold certified and was awarded Designed to Earn the ENERGY STAR. It also is part of Irvine Co.’s hybrid electric buildings, which stores energy during evening hours for peak time use, reducing the need for new SoCal Edison power plants. The property is adjacent to a variety of housing choices and Irvine Spectrum Center, which offers 1.2 million square feet of retail, restaurant and entertainment options.
The asset offers two Irvine Co. signature amenities: The Commons, an open-air gathering place featuring casual workspaces, an outdoor living room and complimentary Wi-Fi; and KINETIC, which blends an onsite fitness center and wellness services, with close proximity to the St. Joseph Hoag Health Wellness Corner at The Village apartment homes. Showers, lockers and covered bicycle storage enable outdoor fitness as well as easy commuting by bike.
The new leases were signed by Crown Castle, Neudesic and four additional customers, which join the building’s largest tenants: Mazda North America Operations, WeWork, Jackson Lewis, Greenwave Systems and Curse Inc. In all, the building will be home to about 1,600 employees. Crown Castle has taken a third floor for an additional 22,000 square feet, bringing its total lease to more than 66,000 square feet. Tech innovator Neudesic, currently located at 100 Spectrum Center Drive, has leased 14,000 square feet.
The Irvine Spectrum mixed-use community near UC Irvine announced in 2015 has emerged as one of the region’s most tech-focused submarkets. Irvine Co. offices there are 97 percent leased. A 21-story sister building at 400 Spectrum Center Drive is scheduled to open this summer. Irvine Co. has also recently announced the purchase of the 19-building Alton Plaza in Irvine Spectrum with a view to revitalize the 216,000-square-foot campus.
